Rentals

We offer student rentals and lettings to young professionals in Guildford and Southampton. Guildford Properties are dedicated to student letting. All our properties are within two streets of High Street or 400 yards of University campus.

We have been renting out since 1994. There is a dedicated support system. Ask us. We believe tenants rightly demand good and consistent service, to be given cheerfully. But in exchange for this we expect our tenants to treat the house with care and the neighbourhood in which they are living with respect.

This is an example of the Tenancy Deposit scheme with which you will be covered by shortly after tenancy starts

Each dwelling features a separate living room and many have a separate shower room and or toilet to the main bathroom

Prices for rooms are £260-£420 per month plus bills.

Please speak to us about your requirements, but please contact us between late January and the late Spring as the houses tend to go relatively quickly. Eleven month lettings are possible

Rentals and Maintenance Support

Leahomes, and its sister company Cotton Avenue Ltd, have been investing in offering rental properties since 1994. They still do.

All our houses are routinely visited monthly by our maintenance team and the Manager lives very locally.

IN PRAISE OF ... EXTRAS:

  • We care about you and penalise ourselves for poor service
  • If it all works out well you get 3% cashback on your whole year’s rent
  • If it goes wrong, you get rent free for each day the problem lasts (and 3% cashback on the whole year’s rent).

We offer for free: lawn mowing; utility and broadband connection, troubleshooting on handover; putting one bin out (for students) during holidays if requested.

If you need help on the utility handover from previous tenants we will give it. Research (May 2009: Source Scottish Southern Energy and HCS Survey) shows a typical call to an energy provider takes 20 minutes. We will help with all that.

Normally we would aim to pay a £20 “bounty” to each tenant when a fridge has to be replaced.

Our policy is to secure the services of at least two “core” handymen/ plumbers as well as one two others used regularly plus one fully qualified plumber. We also use a range of trades from electricians to a regular locksmith. Their names and contact numbers are available. Please contact them before you sign up.

Our insurance cover includes loss of rent to ensure you have no risk as tenant in case of major incident. All documents can be identified to prospective tenants before signing up.

We are members of the National Landlords’ Association – keeping us up to date on requirements. We have been operating under same owner in Guildford student lettings since 1993.

Each house has one bed with hypo allergenic style mattress.

Not all houses feature all of the following but, in Guildford, all the following are available:

• Free cable basic TV package + LCD TV
• TV points to bedrooms as well as living room
• Bedrooms with sink
• Games room (insulated converted garage)
